Pageantry House Makeover
 2017



This project involves adding porch space front and back to the inside on the house, enlarging the living room.  Also, the project includes adding a new front porch and a new backyard covered patio.  The existing front and back patio slabs had to be removed as well as their foundations as the footings were not deep enough.  Removing the foundations was not easy as the roof over them was being kept and needed to be supported.  Also, the concrete was thick and of good quality from the 50's, which made their removal difficult.  Heavy equipment was brought in to remove the foundations and the extra dirt.  There was no steel in the foundation which is not unusual for that time period.  However, today's codes require it for holding it together during an earth quake.  

New features will include vaulted framing in the patio room, and craftsman detailing in the front.  Mostly new windows throughout, and new exit doors.

 Some re-modelers or people that flip homes do not always get what they are paying for.  The electrical work here was found after opening the stucco off the master wall.  Splicing wires and burying them in the wall is strictly forbidden.  The wires to the box next them are not stapled next to the box, nor is it retrained by the box, and the insulation was stripped off before it got into the box.  We will correct this as we go.  What if the wire tied together in the connector becomes loose?  O r wasn't twisted well and shorts off?  How can you trace the wire issue if it's not accessible?

Old drain pipe was replaced with the one above.  Interesting to see what 60 yrs of build up looks like in steel pipes.  Need to move water lines - we'll get to see what the water lines look like next week when we re-pipe the washing machine.  One line sits in the path for a hold down.

Structural foam helps with forming and filling in space.

Moved water lines for washing machine due to bad location for inserting a needed structural bolt.  Also replaced rotted and damaged wood.















 Front porch forms started.


Pour day was hot in the afternoon so we whetted it down and covered it to slow it down.















Footings and stem walls poured.  Ready to start framing.
